Request: It is requested that the Board of Education establish Phase I of the 2nd Guaranteed Maximum Price (GMP) for $651,605.34 for work included in Phase I of the E-SPLOST V Champion Theme Middle School project, pursuant to the terms of the existing Construction Manager at Risk (CMAR) contract with Balfour Beatty.
Why: This action amends the current agreement with Balfour Beatty to incorporate the work included in Phase I of the 2nd GMP and formally establishes the Phase I - 2nd GMP at $651,605.34.
Details: On December 11, 2023, the Board of Education approved the award of a CMAR contract to Balfour Beatty for Pre-Construction Services in the amount of $50,000.
On May 6, 2024, the Board established a Phase I Guaranteed Maximum Price of $22,779,266 for work included in Phase I of the E-SPLOST V Champion Theme Middle School project.
To maintain the efficiency of this multiphase project, a partial GMP is required for the section of the facility that contains the science labs, allowing construction to commence.
In accordance with the CMAR agreement, the Design Professional, Construction Manager, Program Manager, and DCSD Operations have collaboratively developed the design, construction phasing plan, and GMP proposal in the district's best interest.
Financial impact: This project will be funded through E-SPLOST V Project 35835 - Champion Theme Middle School Major Building Systems Replacement. If approved, a budget reallocation of $651,605.34 from Program Contingency will be necessary for the construction cost code (SP5FACCON.35835.GENCONTR).
